What is considered as a planning vacuum in the countries of southern countries, including Iran, is the absence or weakness of participation in planning. This has caused underdevelopment in various economic, social, managerial and physical fields. In the meantime, identifying the effective factors in increasing or decreasing the amount of participation is an important point that knowing them can facilitate the development process of participation. The current research has been compiled with the aim of investigating the factors affecting the level of people's participation in the organization of worn-out urban tissues. To do this, various variables such as social status, economic status, psychological status, quality of project content, respondents' age, and their education have been used. It is obvious that paying attention to people's participation and knowing the factors affecting the increase or decrease of participation can reduce the costs incurred on urban management and speed up the organization. The statistical population includes Dolatkhah South area located in the 19th district of Tehran. The sample size was equal to 72 households and the sampling method was random. The validity of the questionnaire has been examined based on its face validity and reliability with Cronbach's alpha. The results show that there is a significant relationship between social, psychological, economic variables, the quality of project content, and education with the level of people's participation, while there is no relationship between the age of the respondents and the level of people's participation. The analysis of the path analysis model also showed that the economic and psychological variables directly and the social variables and the quality of the project content indirectly affect the level of participation of the local people in the organization of worn out tissues.
